PRICING

FULL SERVICE MANAGEMENT 

LEASING FEE:  25% of the first month's rent and charged upon completion.   

MONTHLY MANAGEMENT FEE: 8% Monthly Management Fees of the rental amount.  That's all you pay upon renting, no other fees.  No fees during vacancy.

Owners with income of $5,000 - $7999 management fees 7%.

Owners with income of $8,000 - $9999  management fees 6%.

There are NO SETUP FEES, NO LEASE RENEWAL FEES, NO LEASE EXTENSION FEES, NO ADVERTISING FEES, NO LOCKBOX FEES, NO PHOTO FEES, and NO PROPERTY INSPECTION FEES.  Most of our competition have these fees.

Pure and simple only a Lease Fee upon renting the property and a monthly management fee.

Our tenant screening is so tight we will personally pay up to $750.00 in the event of eviction expenses. (This only applies to tenants we place in the property and this can not be honored during a crisis, or pandemic.)

LEASE ONLY SERVICES

Sometimes called "Tenant Placement Services" is when we find the tenant and you manage the property.

Fees are 50% of the first month’s rent and 25% of the rental amount for each additional year leased.  (We, usually, lease your property for a maximum of a 2-year lease.)  Homeowners prefer their homes rented for a longer term. 

For Tenant Placement Services, we do have a lease renewal fee of $250.00.
